The zero carbon homes policy announced in 2006, for all new dwellings from 2016 onwards to generate as much energy on-site This would happen through renewable sources such as wind or solar power, as they would use in heating, hot water, lighting and ventilation, was scrapped last year. Despite this, the Climate Change Act we are still, as a Country, required to achieve an 80% reduction in the CO2 emissions from our homes by 2050.

AP assessments are required to complete your build and the information received from such tests is included in your EPC (Energy Performance Certificate). All results will be forwarded to your local building control team. Your SAP assessor will determine the standard level of energy a dwelling will use on an annual basis. This is calculated by evaluating things such as the structure of the build, the internal lighting, renewable energies that may have been used and the heating and hot water systems.

Air leakage testing refers to the uncontrolled leakage of air from inside the building to outside and the infiltration of air coming from outside to inside. This is caused by the state or quality of the material or membrane allowing ‘leakages’ from liquids or gasses. The rating is then checked against the maximum allowed result, as defined in the Approved Documents (Part L1A for residential and Part L2A for commercial properties).

To comply with the criteria set out in Part E of the Buildings Regulations you will need to ensure your dwelling completes a sound insulation test. This is to ensure that your build demonstrates acceptable levels of airborne and impact noise levels.These regulations apply to both new build and refurbishments or conversions on all types of dwellings.

SAP testing is one of the many governments’ many compliance tests that you will have to undertake and adhere to. You will need to employ a SAP assessor to carry out the testing for you. The SAP needs to be completed at two stages, the first one being at the ‘design’ stage and the second at the ‘as built’ stage.
